About The Role

Are you looking for a new challenge and a role which will allow you to build relationships which help people make a real difference to their lives?

We are looking for a Decent Home Surveyor to assist in the delivery of an effective and efficient asset management service, working collectively and collaboratively in the delivery of works to resident’s homes and communal areas throughout the borough.

You will work as part of a team who inspect properties, communal areas and estates to identify required works to ensure compliance with the Decent Homes Standard and all applicable legislative and regulatory requirements. You will deliver specified programmes of work to council homes, communal areas and estates effectively managing contractors to ensure programme of works are value for money, delivered to the Council’s quality standards and on time.

The Housing Asset team are responsible for delivering management and maintenance services to the Council’s housing stock, estates and communal areas. The department collaborates closely with colleagues across the council along with partner organisations and contractors to deliver a challenging and varied workload. The Council benefits from having properties ranging in age, so there is always the professional challenge of fitting the latest technology and legislation into a wide variety our assets.

This role offers hybrid working arrangements requiring you to work from the corporate office buildings, make site visits as well as the flexibility of home working as appropriate.

About You

As a decent home surveyor you will have a through knowledge of all relevant legislation and requirements relating to the Decent Homes Standard,

You will be be responsible for the accurate inspection of properties, communal areas and estates to identify condition and identify required works. Develop programmes of works in accordance with the Housing Investment Plan. Lead on delivery of capital works contracts, cyclical decorations contracts, energy efficiency contracts, damp and mould remedial work, disrepair works, acquisition/disposal surveys. Support the procurement of suitable contractors for delivery of planned work programmes. Be responsible for effective contract procurement and management which delivers high quality services, deliver ongoing savings, efficiencies and service improvements, through the effective planning and facilitating of regular contract reviews and reporting. Assist with delivery of specialised projects/grant funded property purchases and completion of works on those properties.

The successful candidate will be thorough, accurate, analytical and have good judgement, have the ability to evaluate and manage risk and solve problems. Ability to develop analytical spreadsheets and produce reports, be commercially astute and identify all risks around contract management. Be approachable, empathetic, with good listening skills and have excellent interpersonal skills with a proven ability to communicate effectively both orally and in writing. You will be able to negotiate and influence when required for the best outcomes and demonstrate experience of building contract management/payment processes.
